Buying a home by Deadline Sale

You may have noticed quite a few homes are currently being offered for sale by Deadline Sale.

A deadline sale is where a home is marketed for a set period with an advertised end date.

Summary of important things to know


If a home is being sold by deadline sale, the seller sets a date and buyers can make an offer at any time before that date (if advertised that the property can be “sold prior”).
The seller may indicate a price guide, and buyers can offer more or less than that price for the seller to consider.


Buyers can attach conditions, ie approved finance 


Sellers can also attach terms and conditions to the sale, ie settlement date


If you as the buyer can’t meet the conditions of your Sale & Purchase agreement or need an extension of time to meet those conditions, you need to talk to your lawyer or conveyancer and the real estate agent as soon as possible.

You will pay a deposit either on acceptance of the agreement by the seller or on the agreement becoming unconditional (depending on the terms of the offer).

You pay the balance of the purchase price on settlement day (when the property is scheduled to change ownership). Your lawyer does this for you.

Grab a friend and come down and volunteer at this year's Garden and Art Festival. There are sites across Tauranga Moana, including at the festival hub on The Strand.

Roles include:
🌸Ushering: Welcome festival pass holders at events downtown and across Tauranga.
🌸Parking Assistance: Help manage car parks and shuttle service stops for a smooth visitor experience.
🌸Staff Support: Aid festival staff with various tasks to keep everything running seamlessly.
