A conditional agreement is an agreement for the Sale & Purchase of real estate and is a legally binding agreement, but it is subject to certain conditions being satisfied.

These might relate to:
1️⃣ the purchaser arranging suitable finance to complete the purchase,

2️⃣ receipt of a satisfactory builder’s report and/or valuer’s report;

3️⃣ receipt of a satisfactory Land Information Memorandum (LIM);

4️⃣ or the purchaser’s solicitor approving the title to the property.

The Sale & Purchase agreement may also have conditions that require the seller to do something by a certain date.

Once all the conditions are satisfied the agreement becomes unconditional.

New data suggests the ‘forever home’ may be a thing of the past, with the ‘seven-year itch’ now closer to five. 

The concept of the ‘forever home’ appears to be fading in NZ, with new data from realestate.co.nz revealing that Kiwis now hold onto their homes for an average of just five and a half years before selling.

"People move for many reasons—employment opportunities, the desire for more space, the need to accommodate aging parents, or even downsizing after the kids have left. This frequent movement is likely a reflection of changing lifestyle needs and opportunities across NZ,” says Vanessa Williams, realestate.co.nz spokesperson. 

The regions where property moved more quickly than the national average were Waikato, Nelson and Bays, and Bay of Plenty, where the average time between sales was five years and four months.

But what about the financial gains? Does it pay to stay, or should you go?

“Holding for longer can sometimes mean bigger gains, but many factors can impact this, including market conditions, economic factors, legislative changes, your region, and demand in your area," says Williams.

Ultimately, you should buy based on your personal circumstances, rather than trying to predict what the market might do.

Here are a few quick projects you can complete in just 10 minutes:

Lubricate sliding doors and windows after cleaning the tracks. Squirt some lubricant on anything that slides, such as sliding glass doors, windows and doors once a year. But, first, clean out the “gunk” that’s accumulated in and around the tracks.

Test smoke alarms and replace batteries during daylight savings changes. 🕒

Inspect your garage door opener for safety issues. Pull the handle to put the system into manual mode and lifting the door one metre from the ground. It should remain open. If not call the expert

Clean your dryer ducts to prevent fire hazards.
Most home fires are preventable, so including safety maintenance chores on your list may save lives. All of these tasks take just a few minutes.

Frayed wires are fire hazards so take a few minutes to check the cords on appliances, electronics, lamps and other electric products. Don’t run extension cords under rugs, by the way.

These simple tasks can help you maintain a safe and efficient home, leaving you more time to enjoy the season!

When it’s time to pack up, it’s important to know what’s coming with you and what stays. Generally, things like your kitchen and laundry appliances, outdoor furniture, and potted plants are free to come along unless you’ve made a different arrangement in the contract. 🌿

Sometimes, you can negotiate with the buyer to leave behind larger or more cumbersome items you no longer need or want. It’s all about finding what works best for both parties!

Tips to Help the New Owners
You’ve spent time getting to know your home, and chances are, you’ve picked up a few tricks along the way. Why not share some of that knowledge? A little note with instructions for any appliances or fixtures you’re leaving behind can be super helpful. For example, leave the alarm system codes, tips on using the air conditioner, or even the names of the maintenance companies you use. 🛠️

And if the new owners are new to the area, why not throw in some local tips? Recommend your favorite coffee spots, restaurants, or nearby activities to help them feel at home faster. ☕️🍽️
