Travelling overseas or indulging in a hectic social life are common barriers for young investors, but thinking outside the square and focussing on your goals can go a long way. Create a budget and cut down on luxuries for a while.

Educate yourself.
Subscribe to blogs and online publications. Do regular online searches for properties currently on the market. Attend auctions. Seek out information on how much properties are selling for. The more information you have, the better position you will be in to buy a wise investment property.

Seek advice. Don’t be afraid to ask questions.
Get in touch with a property manager to give rental appraisals on properties you are seriously interested in. Talk to a mortgage adviser. Speak to your local real estate agent about market trends. You will find the property management and sales team at Harcourts Twiss-Keir more than happy to help. Our mortgage advisory arm Mortgage Express will also give professional advice about your best borrowing options.

Manage your expectations.
Your first home or investment property may not be the house of your dreams. It is important to manage your expectations as a young investor, as it can be more difficult to distinguish between a property you could live in and a rental/investment property. Be open to properties that need a bit of extra TLC, or neighbourhoods that are more “up and coming” than others.

Plan for the unexpected.
Make sure your budget incorporates comprehensive insurance to cover the costly incidents that life will often throw your way. Mortgage Express can give sound insurance advise to investors starting out.

I am looking for any unwanted second hand building materials to build extra housing for my rescued ducks, and for the domestic egg laying ducks who's eggs support the rescued ducks.

The following sorts of things would be useful if you have any you don't want:

Screws especially self tapping square or phillips type 32mm or longer used is fine as long as they can be reused. Also drill bits for the same screw size as my cordless drill keeps dropping them at random.
Roofing nails or screws
Plywood, corrugated iron, old doors or old windows in wooden frames
Metal brackets, braces supports, flat/straight or corner etc to join or brace wooden sections
Planks of wood in good condition..
Wire netting or fencing wire
Polythene clear plastic
Waratahs all lengths
Staples or brads 18 guage for a staplegun unused.
Any other items that might be useful to build a duck house

Also if anyone has an old automatic washing machine they no longer need, it would be outdoors used to wash towels and other linen used for ducklings, so wouldn't matter if it had like small leaks etc as long as all functions (wash, spin, drain water) worked.

And if anyone has any duck weed in their streams or pond, or reeds/Bullrushes or flaxes /grasses they don't want, to plant round my duck pond.

Or unwanted artificial grass/Astro turf.

Pillows) and a bunch of throw pillows, triangle pillow with case, A down duvet inner, A wool underlay that is also an electric blanket, however we are unsure the electric blanket works or not but do have both removable controls.
Not included are the purple blanket in photo and the valance sheet.
Will sell bed alone without bedding for $150
