The Ministry of Civil Defence & Emergency Management (MCDEM) is leading the implementation of a new nationwide emergency alert channel. A nationwide test of Emergency Mobile Alert is happening on 26 November 2017 between 6 and 7pm.

The Emergency Mobile Alert should appear automatically on your phone’s screen with a unique and penetrating warning sound. As Emergency Mobile Alert is about keeping you safe, you won’t be able to opt-out of receiving Emergency Mobile Alert.

It is expected around one third of phones will initially be able to receive the alerts. This number is expected to rise substantially over time as people replace their phones with newer models.

I've been asked to fix a few leaks around garden windows, conservatories and porches lately. Sometimes it's like looking for a needle in a haystack.
One recent job had water dripping down the roof window frame on a porch. The client had made a good job of siliconing around the exterior joins, yet still it leaked - lots.
Up on the ladder I noticed a dent on the tin roof where a roofer had missed the nail and bashed the ridge. There was a little pool underneath the nailhead and a tiny tear in the iron. So I sealed the damaged area and crossed my fingers.
I got a a nice surprise the other day in the Rangiora Pak n Save car park when the client told me that it had done the trick even after a torrential downpour.
So I guess the moral of this is where we see the water damage may a long way from where the leak is, so think like a drip and search uphill from where you see the water coming in. You may be surprised.

When choosing to make a property investment, the most important thing you can do is to approach the transaction
as a business decision. ​

You are not buying a home - which is an emotional purchase, and as much about listening to your heart as to your head. The property investment dream is to secure a high yield property in an area which will ultimately allow you to make good capital gains.

Therefore one of the most important calculations you will need to make is what the yield of a particular property will be. Yield is simply the rent a property could earn over a year, expressed as a percentage of the purchase price: Example, a $350,000 property rented at $350 a week will return a gross rental yield of 5.2%.

You can then use this figure to compare the returns you could get from a property against those provided by other types of investments, such as shares or bank deposits.

Whilst the gross rental yield is a simple calculation to use it's important to note that it doesn't take expenses into account. A property may have a high rental yield but may also have high expenses, making the rental return low when taken into consideration.

If you do want to want a more precise calculation you will need to know (or estimate) the total expenses of property including both purchasing and transaction costs (legal fees, building inspections, any start up loan fees, etc.) and annual costs such as vacancy costs (lost rent and advertising), repairs and maintenance, property ​management fees, home and contents insurance, rates etc.

​As a general rule of thumb, cheaper houses will achieve better yields than more expensive properties.
