An illegal dumping hotspot outside a Kāinga Ora housing complex has cost the state landlord more than $12,000 to clean up, but stopping it from happening remains a difficult job.

The oak tree is outside a 32-home complex on Peachgrove Rd near the intersection with Clyde St in Hamilton East and has mostly been surrounded by rubbish for the last five years.

A number of groups attended and noted that they were struggling to understand the range of new changes , different to what the community was told about in 2022. It seems the new option may be better for general residential but makes it harder for medium and high density communities. In high density it will be very difficult to add onto your home or add one storey units , and the height goes up from 21 metres to 26 metres permitted.

Frankton East Resident Group 9 ( FERG ) would appreciate it if there are any planners or lawyers that could help the community group. But the time is short.

Please ask the council what the new changes may mean to your home by going online to PC12 and putting in your address or ask at HCC.

Major change has been proposed in two Hamilton council plan changes-called Enabling -
i.e. Intensification ( P/C 12 ) as result of the National policy Statement on Urban Development,
and in Historic Heritage ( P/C 9)
The character and identity of Hamilton’s suburbs will be affected.
HCC have said the existing district plan already allows for sufficient new housing.
Do you know about HUGS (Hamilton Urban Growth Strategy)?
The changes in P/C 12 will affect Hamilton’s suburbs for years to come and will take affect
immediately
which includes three storey housing developments and above across new medium and high density
zones of the city with limited resource consent. Recently the proposed rules have been changed
again with heights increased in medium (3 – 5 storeys) and high (26 meters and above)

This is stage one of a 74-section subdivision near the iwi-led inland port but the developer, Tainui Group Holdings (TGH), said there would be room for up to 4500 family homes in the coming 20 to 30 years. Land will be released for sale in stages.
