The latest quarter showed the average weekly rent for a home in Auckland reached $642.28 at the end of June, up 3.37 percent or $20.95 on the same time last year.
The change is in keeping with the pace of increases recorded over the previous two years, which ranged between 2.97 and 3.35 percent.
Two very different parts of the city stood out in the data drawn from more than 17,000 rental properties across the region:
the Franklin/rural Manukau area with a 6.59 percent rise in its average weekly rent; and
the City Centre with a 5.86 percent rise.
The Franklin and rural Manukau area has seen higher than typical price increases since mid-2022 and is likely in a cycle of adjusting to increasing demand.
In the City Centre, the apartment market only regained its strength last quarter as workers, students and tourists returned at scale following the pandemic.
The recent influx of workers, students and working holidaymakers to Auckland is putting increasing pressure on an already historically short supply here and we anticipate this will continue for some time.

Rutherford College in West Auckland has been placed in lockdown, with students told to stay indoors and armed police in the area.

Photos have been posted photos online of students huddling under desks with the classroom’s curtains closed.
A parent told the Herald she has been waiting for her daughter who studies at Rutherford Primary but “it seems like something is happening at the college”.
Armed police and patrol vehicles are stationed outside Rutherford College. Parents are not being allowed inside and have been told to wait outside.
One parent at the scene said they received a text message at 11.53am about the school going into lockdown.
”You hear about these things happening in the States not here,” she told the Herald.
“I just am very anxious. There was a threat of someone coming down and shooting. A threatening phone call.”
A message on Rutherford College’s website confirmed it is in lockdown “due to an incident”.
“We will continue to provide updates on our website as often as possible. Please do not come to the school or phone the school as you will not be attended to and this may cause disruption to the management of this incident and could potentially place yourselves and/or our staff and student’s safety at risk,” the message says
“We will update this website when the lock down has been completed. Thank you.”
Locals are reporting armed police at the school and say police with rifles were setting up near the Z petrol station.
Parents on social media say their children had texted them to say the school was in lockdown.
Another Te Atatu primary school, Matipo Primary, has also gone into lockdown due to the unfolding situation.
On its Facebook page the school says all its gates and entrances are locked and children are in their classrooms.
Parents are asked to not call the school office to keep the lines of communication free for the police and education officials.

Alfriston College in Manurewa was also placed in lockdown for about 30 minutes earlier this morning.
Police said there was a report of a person with a gun in the wider Randwick Park area but that had not been substantiated.
The school was now out of lockdown and operating as normal.

8:14am - Reporter Emma Olsen told AM a serious incident is unfolding in Commercial Bay in Auckland.
She said armed police are responding and the public is asked to stay away and stay indoors.
"I've never seen so many police cars in one place before," she said.
There are over 30 police cars in the area and the armed offenders squad ran into a building just before 8am.
Olsen said 30-40 police officers went into the building and she hasn't seen any come out.
Construction workers have been evacuated from all Commercial Bay buildings.
"Several members of the public standing around still, filming," she said.
8:09am - Deputy Mayor of Auckland Desley Simpson is urging Aucklanders to stay home and avoid the city.
"We anticipate traffic will be backed up, so please avoid travel to the area," she said in a statement.

8:06am - Newshub understands members of the public have been escorted into buildings around Quay St for their own safety.
A witness said other people have been taken to the ferry terminal. They have heard what they believe to be several gunshots.
8:05am - Photos from the scene show a large police presence in downtown Auckland.
8:02am - Reporter Emma Olsen told AM workers have been evacuated from the Commercial Bay building.
"It looks as though it's on the 13th or 14th floor. If you look up, you can see construction workers hiding behind concrete bollards," she said.
"Earlier I saw people on the 13th floor, below the people on the 14th floor, and they started running across the floor. Unsure exactly what is going on up there, but one of the workers who was inside told me they saw someone with a gun."
