Today the inappropriate Cresta Ave/Beach Haven Rd development has been refused!
The applicant had applied to build 81 dwellings (later reduced to 72) across land zoned for single houses, contrary to the Auckland Unitary Plan.

The Hearing Panel has just released it's decision which you can download in full here:

It is a very thorough judgement that addresses a number of issues with the proposal. But in the end, the Panel has determined that:
"the proposal is contrary to the objectives and policies of the Auckland Unitary Plan (OP) in overall terms."

In particular I'm pleased that they have agreed with the Kaipātiki Local Board's argument that this application could set a precedent for ignoring Unitary Plan zoning rules:
"there is a potential for an adverse precedent to arise, particularly given our observations about the factual extent of the Single House Zone within the Beach Haven area, and of course beyond. Therefore, and having found that the proposal is contrary to the clear policy intent of the Auckland Unitary Plan (OP), we find that granting consent would impact the integrity of the plan and has the potential to create expectations that similarly framed proposals would gain consent."

A huge thankyou to everyone who has been involved in this process. Hopefully developers will now think twice before trying to get around Auckland's planning rules!

Ariana Matetaka​ visited Burger King Sunnybrae in Hillcrest at around 11am on Tuesday, where she purchased two Whopper Meals and an extra creamy Mayo burger.

But instead of just creamy Mayo, she also found what appeared to be glue, she said.

What you need to know:
- Police ask people to steer clear of Killarney St in Takapuna as several road closures are in place, a spokesperson said.
- Cordons are in place between Lake Pupuke and Anzac Street, and police are directing traffic while Fire and Emergency New Zealand try to stop the leak.
- A FENZ spokesperson said Vector has isolated power nearby, but they didn’t know how long it would be before the gas leak would be fixed.

Kauri Glen Reserve - Update on Bridge

Here's a sneak peek at progress on the massive tree-top glulam bridge being built at Kauri Glen Reserve as part of Stage 3 of track upgrades in the park. Both ends of the bridge are now in place.
When completed, the bridge will be 60m long and up to 20m high, with boardwalk at both ends. It will provide a step-free route between Kauri Glen Rd and Tui Glen Rd, with steps up to Raymond Tce. We are expecting the bridge to be open in December.

The new tracks, bridge and boardwalk are being built to a standard to help prevent the spread of kauri dieback disease, which is especially important in this park.

Thanks to Fort Projects for showing myself, Danielle Grant and Paula Gillon progress so far.

- Funded from both the Kaipātiki Local Board's renewal budget and the Natural Environment Targeted Rate.
