We will show photos from around Mission Bay that will illustrate just how prominent and dominant this development will be, talk about the benefits and problems we see, and help you understand both the resource consent process and what you can do to have your say.
As the first large non-conforming development application in the area under the Unitary Plan, the outcome will set a precedent for all future development, not just in MIssion Bay but all along Tamaki Drive, and throughout the eastern suburbs and beyond. So if we want to have any influence over how our suburbs will look in the future, now is the time to get involved.

The application for resource consent has now been publicly notified. The clock is now ticking on submissions, which are due in by 10 October.
You can view the application on the Council website. Since the developer is breaching the height limits for the zone, he has to demonstrate that there will be less than minor adverse effects arising from this. The key documents where he tries to make this case are the "Landscape Visual Effects Assessment" and "Urban Design Assessment" documents. In those you will see how he views Mission Bay as having little natural character right now, and it is all going to be built up to 4 stories anyway, so the development won't have much impact.
The Residents' Association's initial goal is to try to ensure as many people in Mission Bay and surrounding suburbs are aware of the proposal and the impact such a massive 8 story development like this this will have on the suburb. To that end we are planning a public meeting for 7pm Wednesday 3 October at the Selwyn College Theatre. By then, we hope to have analysed the application and have graphics which show a more representative view of how the development will look from around the area. We will also explain how the resource consent process will work and how we can help you make a submission. We will let you know more about the meeting over the coming weeks, but please mark it in your diary and let your friends know about it.
You will see a number of photo montages on the Council site which purport to represent what the development will look like from different vantage points. The developer has tried to be obscure the fact that the development will stand out like a sore thumb by taking photos with a very wide angle lens (17mm) which makes everything look further away, and which makes the incremental impact of the development appear correspondingly smaller. If the photo montages were based on photos with a 50mm lens which is close to how a human eye sees things, the impact of the new development would be huge. Read the fine print at the bottom of each photo; the optimum viewing distance when the photos are printed on an A3 sheet is typically just 100mm. if you are looking at these on a typical computer screen you would have to almost touch your nose to the screen to meet the developer's guidelines, and if you are looking on a phone or tablet, you would have to cut off your nose and trim your eye lashes to get as close as recommended! That is how much he is trying to distort our perception to make his project look better.

After the formal meeting, we have 3 speakers who will present updates on topics of real interest to our community:
Our local Councillor Desley Simpson will be updating us on the outcomes of the Council's 10 year Budget consultation, including what impact this will have on our rates, and how the extra money raised will address some of the city's problems.
Alan Minson, one of our committee members will talk about our rat catching programme
John La Roche from the Eastern Songbird Project, will explain this project and how it is intended to complement the predator-free islands in the Hauraki Gulf
Kit Parkinson, the Orakei Local Board Deputy Chair, will discuss plans to further improve Kepa Bush.

We will be electing a Committee to run the Association, and while most of the current Committee Members are standing for re-election, we would welcome new people to keep us moving forward. Generally, there is not a lot of work involved, although this does depend on the nature of issues that we deal with, and who chooses to be involved in specific issues. We meet monthly for an hour or so to discuss new and ongoing issues, and various members are assigned roles with respect to some of the issues raised. These roles could be as simple as writing a letter, undertaking a mail drop, or for those interested, leading our efforts on a major issue. Generally, the degree of time you put in and the areas you want to be involved in are up to you.
So if any of you would like to be involved and join the Committee, please just let us know by return email with your name, address and contact phone number. Alternatively, we accept nominations from the floor on the night.

The road layout will change during stage 2 works.
Road layout changes from 26 September
Weather permitting, a new road layout will be in place from Tuesday, 26 September. It will have the same number of lanes, but these will narrow on the approach to Ngapipi Road.
The speed limit will be reduced to 30km/h and traffic delays can be expected. Please approach the intersection with care and watch out for pedestrians and cyclists.
Pedestrian and cycling facilities will also be retained, but the shared path on Tamaki Drive and footpath on Ngapipi Road will also narrow.

In what is looking to be a very tight election, this evening provides a great opportunity to see how the candidates perform under a little pressure, and to understand their policies and personalities. We have a great venue with ample comfortable seating, so please feel free to invite friends and neighbours.
The meeting is being hosted by the Mission Bay Kohimarama Residents Association in conjunction with St Heliers/Glendowie Residents Association, Orakei Community Association, Meadowbank St Johns Residents Association and the Stonefields Residents Association.
